The design for the city villas in the new Ostpark district in Bochum is based on a competition that was planned in solid masonry, solid wood construction and lightweight concrete. The solid construction method was chosen because it can be assumed that the residential building with high-quality and at the same time sufficient architecture, robust construction and reduced building technology, over a lifespan of 100 years, both conventional standard residential buildings and current passive houses must be considered in terms of life cycle assessment and life cycle costs.

The different solid construction methods in masonry, lightweight concrete and solid wood also define the external design of the building and thus create a visible diversity in interaction with the other marketing sections.

Another main aspect of the design is the planning measures to promote the house community. For example, the privatization of the outdoor space was explicitly avoided and differentiated, communal areas were provided instead. In addition, rooms were provided on the ground floor that are equally available to all residents.

Der Entwurf zu den Stadtvillen im neuen Ostpark-Quartier in Bochum ist auf einem Wettbewerb ausgelegt, welcher sowohl in Massivmauerwerk, Massivholzbauweise und Leichtbeton geplant wurde. Es wurde die Massivbauweise gewählt, da davon auszugehen ist, dass das Wohngebäude mit hochwertiger und gleichzeitig suffizienter Architektur, robuster Baukonstruktion und reduzierter Gebäudetechnik, über einen Lebenszeitraum von 100 Jahren, sowohl üblichen Standardwohngebäuden als auch aktuellen Passivhäusern hinsichtlich Ökobilanz und Lebenszykluskosten zu überlegen sind.

Die unterschiedlichen Massivbauweisen in Mauerwerk, Leichtbeton und Massivholz definieren zudem die äußere Gestaltung der Gebäude und bilden so im Zusammenspiel zu den anderen Vermarktungsabschnitte eine sichtbare Diversität.

Ein weiterer Hauptaspekt des Entwurfs liegt in den planerischen Maßnahmen zur Förderung der Hausgemeinschaft. So wurde explizite auf eine Privatisierung der Außenraumflächen verzichtet und stattdessen differenzierte, gemeinschaftlich nutzbare Flächen vorgesehen. Zudem wurden im Erdgeschoss Räumlichkeiten vorgesehen, die allen Bewohnern gleichermaßen zur Verfügung steht.
